Nestled next to the Small Wild Goose Pagoda, a UNESCO World Heritage Site, Taikoo Li Xi'an boasts a total gross floor area of 269,056 square meters (including underground spaces), making it Swire Properties' largest Taikoo Li project in the Chinese mainland.
Adopting an open-block layout, Taikoo Li Xi'an will host nearly 500 retail brands, alongside the Upper House series hotel and apartments. According to the construction schedule, full structural topping out of the entire project is expected in early 2027.
Rooted in the core cultural zone of the millennium-old ancient capital, Taikoo Li Xi'an adheres to the principle of cultural relic protection in its planning and design. Drawing on Tang Dynasty (618–907) architectural philosophies, it applies scientific height control to preserve the sight lines of the Small Wild Goose Pagoda and Jianfu Temple, enabling coexistence between historical heritage and modern blocks.
By adopting nearly 50 green and intelligent construction technologies to improve energy efficiency and reduce carbon, the project has earned multiple pre-certifications under top international green building standards, including LEED Platinum, WELL Platinum, and SITES Platinum.

Selected as a demonstration project for advanced low-carbon technologies by the National Development and Reform Commission, it strives to set a benchmark for green and intelligent construction in the industry.
At the topping-out ceremony, Tim Blackburn, chief executive of Swire Properties, said that Taikoo Li Xi'an will use Xi'an's geographical strengths as a national central city and a vital gateway for the Belt and Road Initiative to integrate local cultural elements with community place-making concepts, and build a comprehensive cultural, tourism, and consumption destination.
